For that reason, we at Lennar Reno have instituted the following Registration Policy to ensure your commissions are protected and expectations are clear, provided you are the procuring cause.
Step #1:
one of our communities previously or registered through our VIP program, then you will be entitled to the current selling office commission.
Step #2:
Execute the Broker Agreement at customer’s execution of a purchase agreement and you will have the assurance the published selling office commission will be paid at closing, unless buyer is registered in Lennar's VIP Program without a Real Estate Broker.

All registrations are good for Lennar Reno communities. In the event you write a transaction with a customer and you have not met one of the two requirements above, you will not be entitled to a selling office commission.

The registration is effective for a period of thirty (30) days from the date of registration from the Cooperating Broker’s date of registration, provided the Cooperating Broker does so on or before the customer’s first visit. Cooperating Broker may extend the registration period for an additional thirty (30) days by sending a new pre-registration at LennarAgentVIP.com/RN or via email to LennarReno@Lennar.com before the expiration of the initial registration period. Phone requests for an extension will not be accepted.

If customer registers with Lennar without a Cooperating Broker or the customer will not validate a Cooperating Broker’s attempt to register, the Cooperating Broker will be deemed not to be the procuring cause of the customer’s visit.

A buyer's previous registration in Lennar's VIP Program shall supersede the registration described above in steps #1 and #2. If no Real Estate Broker is identified on the buyer's VIP Certificate, then you have not met our registration policy and will not be entitled to a selling office commission.

Effective 01/01/24, Co-Op Program (“Program”) commission stated above will be available on select move-in ready homes in the greater Northern Nevada area if the purchase agreement is fully executed between 01/01/24 and 12/15/24 and closes and fully funds on or before 12/31/24 (“Program Period”). No commission will be paid when agent/broker is acting as a principal/buyer. Not valid if prospect has previously registered with Lennar or Lennar.com, whether individually or with a broker. Commission is a percent of the base purchase price less incentives. The base purchase price upon which the commission shall be calculated does not include the homesite premium (if any) or options, upgrades and/or extras (as shown on the PPPA). The percentage of commission shall be determined based on the order in which the qualified purchase agreements are closed and funded during the program period. Purchase agreements that do not close and fully fund by 12/31/24 will not be included in the commission calculation and may affect the commission level.
