  • At Lennar, establishing and nurturing relationships with Real Estate Brokers is of great importance to us. We value each and every opportunity we are given to work with true professionals that place their clients' needs above all else. For that reason, we at Lennar Utah have instituted the following Registration Policy to ensure your commissions are protected and expectations are clear, provided you are the procuring cause. There are two ways to register your client with Lennar Utah:

  • Registration option #1: Pre-register your client ahead of time

    When you personally accompany a new customer to one of our communities on their first visit and register them, you will have the assurance the published selling office commission will be paid at closing, unless buyer is registered in Lennar's VIP Program without a Real Estate Broker. All registrations are good for all Utah area Lennar communities. In the event you write a transaction with a customer and you have not met one of the two requirements above, you will not be entitled to a selling office commission.

    The registration is effective for a period of thirty (30) days from the date of registration from the Cooperating Broker’s date of registration, provided the Cooperating Broker does so on or before the customer’s first visit. Cooperating Broker may extend the registration period for an additional thirty (30) days by sending a new pre-registration at LennarAgentVIP.com/UT or by sending a written request via email to LennarUtah@Lennar.com before the expiration of the initial registration period. Phone requests for an extension will not be accepted.

    If customer registers with Lennar without a Cooperating Broker or the customer will not validate a Cooperating Broker’s attempt to register, the Cooperating Broker will be deemed not to be the procuring cause of the customer’s visit. A buyer's previous registration in Lennar's VIP Program shall supersede the registration described above in Registration Option’s #1 and #2. If no Real Estate Broker is identified on the buyer's VIP Certificate, then you have not met our registration policy and will not be entitled to a selling office commission.

Loyalty Rewards Broker Co-Op Program (“Program”) commission stated above will be available on select move-in ready homes in Utah if buyer signs and delivers a purchase agreement between 01/01/24 and 12/15/24 and closes and fully funds on or before 12/31/24 (“Program Period”). The Broker’s commission shall be 1% for the 1st home, 2% for the 2nd, and 3% for the third home closed by the Broker’s same salesperson/agent in the Program Period. After the 3rd home, the commission shall start over at the 3% rate. To become eligible for the Program, you must (1) be licensed to practice in UT, (2) be 18 years of age or older, (3) employed by or otherwise associated with an active real estate broker licensed to do business in UT, and (4) be enrolled in the Loyalty Rewards Broker Co-op Program at our Welcome Home Center. In order to earn a broker co-op fee, broker must (i) pre-register client online www.LennarAgentVIP.com/UT prior to client's first Welcome Home Center visit and AND (ii) execute the Broker Co-Op Agreement at client’s execution of a purchase agreement. The registration is effective for a period of thirty (30) days from the date of registration. Seller will confirm the relationship with the buyer upon their visit to the Welcome Home Center. No commission will be paid when agent/broker is acting as a principal/buyer or if the buyer is related to the agent/ broker. Not valid if customer/client has previously registered with Lennar or Lennar.com, whether individually or with a broker. Commission tier for each eligible transaction shall be determined by the order in which the qualified purchase agreements are closed and funded during the Program Period. Purchase agreements fully executed prior to 01/01/24 are excluded. Commission is paid only if, as and when a purchase agreement closes and fully funds. The percentage of commission shall be determined based on the order in which the qualified purchase agreements are closed and funded. Purchase agreements that do not close and fully fund will not be included in the commission calculation and may affect the commission level. Lennar reserves the right to discontinue this Program at any time. Other terms and conditions apply.
