At Lennar, establishing and nurturing relationships with Cooperating Real Estate Brokers is of great importance to us. For that reason, we at Lennar Northwest have instituted the following Registration Policy to ensure your commissions are protected and expectations are clear, provided you are the procuring cause.
Register and accompany your client. You must register your customer on line at LennarAgentVIP.com/SEA with their complete information and accompany your customer to one of our communities on their first visit. As long as the customer is new to Lennar and has not visited one of our communities previously or registered through our VIP program, then you will be entitled to the published selling office commission, if there is one.
When you personally accompany a new customer to one of our communities on their first visit and register them, you will have the assurance the published selling office commission will be paid at closing, if there is one, unless buyer is registered in Lennar's VIP Program without a Cooperating Real Estate Broker.
Please note, Lennar does not pay a selling office commission on all homes so please reference published selling office commissions posted in the Northwest Multiple Listing Service to see which homes will receive a selling office commission.
All registrations are good for all Lennar Northwest communities. In the event you write a transaction with a customer and you have not met the requirements above, you will not be entitled to a selling office commission.
The registration is effective for a period of ninety (90) days from the Cooperating Real Estate Broker's date of registration. Cooperating Real Estate Broker may extend the registration period for an additional ninety (90) days by sending a written request (phone requests for an extension will not be accepted) at LennarAgentVIP.com/SEA or via email at to LennarSeattle@Lennar.com before the expiration of the initial registration period.
If a customer registers with Lennar without a Cooperating Real Estate Broker or the customer will not validate a Cooperating Real Estate Broker's attempt to register, the Cooperating Real Estate Broker will not be eligible for the selling office commission.
If a customer is registered by more than one Cooperating Real Estate Broker, the Cooperating Real Estate Broker who registered the customer first will be considered the procuring cause and may be eligible to receive the selling office commission.
A buyer's previous registration in Lennar's VIP Program shall supersede the registration described above. If no Cooperating Real Estate Broker is identified on the buyer's VIP Certificate, then you have not met our registration policy and will not be entitled to a selling office commission.
